I want to buy a property in Ibiza. Where do I have the appointment?

We have an office in Ibiza and offices in the Netherlands. The appointment can take place at the office that suits you best.

I don't speak the Spanish language very well?

No problem, our estate agents speak fluent Spanish and act as your "interpreter" for viewings, negotiations, etc.

How do I schedule a viewing?

We will let you know when the property (s) can be viewed. In the summer, viewing is more difficult and often only possible on Saturday within a time frame. In winter it is easier to schedule a viewing on a date when you can.

I don't have transport on the island?

No problem, we can pick you up from the airport or you can come to our office by taxi and we go to the house together.

What are the buyer costs in Ibiza?

Keep in mind that these are a lot higher than in the Netherlands. On average, you should think of a percentage between 11% and 14% of the costs of the buyer. This is mainly due to the high transfer tax. This also includes notary fees, administration costs, registration costs in the Land Registry (Registrot de la Propiedad), costs for taking out the bank guarantee and any costs for taking out a mortgage.

Do I need a lawyer when buying a house or apartment in Ibiza?

Most transactions we perform do not require the services of lawyers.

Can I rent out my apartment or house in Ibiza?

Apartments may not be rented for a short period. No licenses are issued for this. Only holiday homes that have a "Viviendas Turisticas" may be rented out for holiday rental. For this you need a license and an ETV (Estancia Turistica and Vivendas) number must be applied for at the office of the Director General of Tourism.

Don't I want to use a legal adviser?

This is possible, depending on the complexity of the case and the possible characteristics, but we can advise you to consult a lawyer. They provide extra assistance and control of the documents. It is wise to set a price for the services of the lawyer in advance.

If you want to sell your property through us, we will sign a contract after we have spoken extensively. This describes your property and determines the selling price and the costs for which you are liable and the costs that will ultimately be paid to us

What are the schools like in Ibiza?

Ibiza has an extensive range of public and private schools. The language of instruction in most public schools is Catalan. You are required to attend school in Spain from 6 to 16 years old. The schools in Ibiza are also international. Located just outside of Santa Gertrudis, Morna College is the most popular school for expats.

When will I receive the invoice with the agreed broker's fee?

Our brokerage fees are only charged once the sale / purchase has been completed and ratified by the notary.
